You may only buy once in Spain and it’s vital that you’re as well informed as possible before buying your dream home in the sun.

Visa & Residency Assistance

For some it might be a more permanent move to Spain and if it’s something you are considering, we can guide you on that too. Currently the best way to gain residency if you don’t have a European Union passport, is the Non-Lucrative Visa or NLV.

This initially lasts for a year after which you can then renew for another two years and then a subsequent two years, at which point you can apply for full residency. The NLV allows you to live in Spain without working subject to you having sufficient economic means. The calculation is based on a Spanish index used for grants and subsidies (IPREM).

Generally speaking, your income needs to exceed 4 x the monthly IPREM figure. In 2025 that equates to roughly €2,400 if you’re single. Additional family members only typically require an additional €600 per month. Income can be derived from a number of sources such as – pensions, annuities, investments and rental income. Comprehensive health insurance is mandatory, albeit this is no longer required if you’ve already in receipt of your state pension. In which case you have access to the Spanish healthcare system via the S2. Importantly applicants must not have a criminal record however, in limited circumstances the authorities in Spain will consider applicants that have criminal records dependent on a number of factors. Selling or Refinancing in the UK

With years of experience of working in the UK property market and in finance, we’re there to guide you on how best to finance your property purchase in Spain using assets in the UK. This might be from savings and investments, or from the sale or re-mortgage of property. We have a team of trusted experts on hand to provide all the advice you need to make the best-informed decision.

If you’re not intending moving to Spain full-time at the moment, it’s probably best, if at all possible to fund most if not all of your purchase from the UK. This eliminates exchange rate risk and having to deal with Spanish Banks who like to insist on you taking their life and property insurance, both of which will be expensive in comparison to what you might pay in the UK.

Of course, there are occasions when buying with a mortgage in Spain can be more beneficial and especially so when European borrowing rates are much lower than offered by lenders back in the UK. We work closely with several banks and brokers to make sure we can source the best possible mortgage deal for you in Spain.

We have access to a panel of trusted Spanish lawyers who for many years have provided conveyancing advice to UK and other non-Spanish nationals and are fully fluent in English. Lawyers who you can rely on to keep you completely informed through the whole process of buying your new home and even completing your annual non-resident tax return.

We can also arrange for Bank Accounts to be opened and organize your Will in Spain too, which although not obligatory it is definitely much better to have one in place.

On the other hand, if you decide to make the move more permanent, we can introduce you to local accountants, who can deal with all your tax affairs for you.
